Building a house is one of the biggest challenges and largest investment you will make in your lifetime. Many homebuilders offer free estimates. As tempting as that is, it can lead down a road of problems that will last for years to come. Knowing what you will pay upfront is just as important as a solid foundation.
If you decide to use a contractor who offers a free estimate instead of a preconstruction agreement you are setting yourself up for failure, or at the very least budget problems. It is important to us that the budget of your investment is considered in the planning stage.
At Timberrock Builders we believe that knowing your costs upfront is the best policy. The transparency of line-item costs is useful to understand and make important budget decisions. This will give you the ability to decide and prioritize the importance of your wish list without having difficult decisions to make during the construction process only to not get exactly what you had thought you would. There is nothing worse than getting partway through any project just to find out that your budget is insufficient. A preconstruction agreement allows for more exact costs to determine the budget that will give you the security that you need to make the right decisions moving forward.

After our initial contact with you we will set up a meeting to determine:
  • Your preliminary concept.
  • Do you have drawings / building lot?
  • Have you determined a budget?
  • Your timeline.

At this point, we would move into a preconstruction agreement.
A preconstruction agreement allows for more exact costs to determine the budget that will give you the security that you need to make the right decisions moving forward.

Our Pre-Construction Agreement includes:

1. Bring together a team of professionals that may include:

Architect or Designer

Engineers (Structural / Geotechnical)

Interior designer

Subcontractors (Plumbing / Electrical / Drywall / Paint / etc.)

Material suppliers

Landscape designer

2. Generate preliminary drawings and specifications of the build. Or use plans provided by you.

3. Create a preliminary budget.

4. Meet with you to go over the preliminary budget and make any adjustments.

5. Finalize drawings.

6. Finalize budget.


The preconstruction agreement is done for a fee. This covers the costs involved in finalizing what your project will really cost.

At this point, you have the choice to move forward with Timberrock Builders Inc. or any builder of your choice.

If you decide to move forward with Timberrock Builders Inc. and sign a Construction Contract, we will provide you with exclusive access to our cloud-based management system. This will give you real-time connection to the build. You will be able to see in real-time the daily schedule, pictures, costs to date and communicate with us.

We will issue your project with a project manager and a site supervisor.

You will be given weekly (and sometimes daily) updates along the way.

Once your project is complete, we will do a final walk through with you. There will be a 3/6 /12 month visit by us to determine if there are any warranty issues that need our attention.
